Who it is for · Estates & private properties
One property, twenty dates, no margin for a slow reply.
Estates, vineyards, historic homes and private properties that host a limited calendar at a high rate. Every inquiry is a meaningful percentage of the year.
Where the dates go
Four places it goes wrong.
01
The owner is the inbox
Inquiries arrive to a personal address and get answered between everything else the property requires.
02
Planners expect a professional reply
A planner comparing three estates for a client reads the reply speed as a proxy for how the day will run.
03
Pricing conversations that stall
High rates need to be stated plainly and early. Withholding the number filters out the wrong people, slowly.
04
Taken dates with no waitlist
A booked Saturday generates three disappointed inquiries and no list, so a cancellation costs the full date.
Twenty dates means one slow reply is five percent of the year.
What goes in
The same system, every time.
Nine components, installed whole. These are the six that carry the most weight at an estate.
Five-minute qualified reply
The rate, the calendar and what is included, stated plainly in the first reply.
Qualification before the tour
Date, budget and guest count checked against your criteria before anyone walks the property.
Private tour scheduling
Scheduling, confirmation and reminders handled without a thread of messages.
Waitlist and recovery
Every taken date builds a named list, and a cancellation is worked the same day.
Six numbers, monthly
Response time, tour rate, show rate, close rate, source performance, and the year against target.
Systems we connect to, work around, or leave alone: HoneyBook, Dubsado, Airtable, Notion, Tripleseat, Calendly, HubSpot, Make, Zapier.
The price
One price, published, for every property type.
$8,500
Installation, one time
$1,500
Per month, we run it
Installed in thirty to forty-five days. Monthly after that, cancellable with thirty days’ notice.
Every inquiry channel in one place
Replies written and tested against your real pricing
Routing and escalation set
Tour booking live
The eleven-month sequence written for your event type
Dashboards connected
Your team trained, recordings in hand
Same build every time. That is why it has one price.
The guarantee
Five-minute response on 95% of qualified inquiries.
Measured over the first thirty days after go-live, from the timestamp on the inquiry to the timestamp on the reply, across every channel we install. Qualified means a real inquiry with a contactable sender, defined in writing before install and visible in your log. Miss it and the installation fee is refunded in full.
Speed at the top of the funnel shows up as tours on the calendar and dates off the market.
What owners ask
Questions we get on the first call.
Is a machine going to answer for my property?
It answers with the words you approved, in your voice, using your rate and your calendar. It does not improvise and it does not pose as a person. Anything requiring judgment comes to you with the full thread attached, which at an estate is most of the conversation after the first reply.
Discretion matters. Who sees our calendar and our clients?
Access is scoped to what the system needs and nothing else, documented before anything is connected, and revocable by you. No reviews are solicited, no listings are added without approval, and nothing about your bookings is published or shared.
What do I have to do during the install?
Roughly four hours of your time across thirty to forty-five days. One session to set pricing, availability rules and qualification criteria. One to review the language before anything goes live. One to walk your team through it. We build the rest and hand it over trained.
What happens if I cancel?
Your SOPs, your recorded training, your written sequences and your data stay with you. Thirty days’ notice, no exit fee, and you keep everything that was documented for your property.
Who is we?
Atelier is a firm with a delivery team, not a freelancer. You get one named person accountable for your property, and the SOPs exist so the work does not live in anyone’s head.
Find out what your response time actually is.
Fifteen minutes. We look at your inquiry flow, your channels, and where the dates are being lost. You leave with the number whether or not we work together.
